Concrete garage floor: construction, finish and upkeep

Concrete floor · garage and outbuilding

A concrete floor in the garage must suit what you do there: parking the car, storing bicycles, DIY or storing tools. With a polished finish, the concrete slab also becomes the visible usage floor. The quality starts with the complete build-up, not just the smooth surface.

Why choose a concrete garage floor?

A cast concrete floor provides a robust base for a garage. You can create larger surfaces without dividing them into small tiles. The colour and polished finish contribute to whether the space feels more functional, sleek, or more like part of the home.

Maintenance is straightforward when the finish and protection suit the use. Loose dirt can be removed regularly and localized contamination can be addressed specifically. However, this does not make the floor resistant to every oil, fuel or chemical. The required protection is discussed beforehand.

An additional advantage is that concrete can serve as a visible final finish. Whether this eliminates the need for another floor layer depends on the design. Compare the complete floor build-up when you lay concrete alongside tiles, a coating or another solution.

What structure does a garage floor require?

Substrate and foundation

The concrete slab requires a suitable, uniform support. Insufficient load-bearing capacity or local subsidence beneath the floor is not solved by simply ordering stronger concrete. Preparatory groundworks and compaction must therefore be appropriate for the subsoil and load.

Floor thickness and reinforcement

There is no fixed thickness that applies to every garage. The load, spans or support, substrate and any point loads must be considered together. A garage for passenger cars requires a different assessment than a workshop with a vehicle lift or heavy machinery.

The reinforcement can consist of meshes or a calculated fibre system, possibly with local additions. Also read our explanation about glass fibre reinforced concrete. Choose the reinforcement based on the design, not just because a certain solution seems easier during the pour.

Levels, gate and water

The connection to the garage door, house and driveway deserves attention. Discuss before execution whether a slope is needed and how water from a wet vehicle or from outside will be drained. A beautifully polished floor helps little if the levels at the door are not correct.

Polishing: a smooth finish on fresh concrete

When polishing, we finish the top layer of the fresh power-trowelled concrete. Timing is important: temperature, humidity and mix composition partly determine when the floor is workable. In places where a machine cannot reach, an adapted working method is necessary.

The desired grip also plays a role. An indoor floor and a steep outdoor slope do not automatically require the same finish. For a driveway to the garage, it can brushed concrete are interesting. We consider the interior floor and access as interconnected parts of the project.

Joints and possible cracking

Concrete changes during curing and reacts to its conditions. A well-considered joint layout helps to control the behaviour of the floor. Connections to walls, columns and other building parts must also be taken into account. Read more about cutting a concrete floor.

No promise of a crack-free garage floor

Correct execution limits risks but does not completely exclude cracking. A sealer or maintenance product is no substitute for a good foundation, reinforcement, joint layout and concrete curing.

Oil, dirt and moisture: protection tailored to use

A vehicle can bring in water, sand and debris from outside. In a workshop garage, other substances are added. Therefore, indicate beforehand whether you only park or also carry out maintenance work. Protection against water absorption is not automatically resistant to oil, fuel, acids or solvents.

An impregnation, sealer or coating each has its own properties. Some treatments better preserve the character of concrete, while others form a clearly visible layer. See the differences in our article about protecting a concrete floor.

Clean up spilled liquids promptly and use a cleaner that matches the floor finish. Removing sand reduces the abrasive effect under shoes and tyres. For the practical approach, see cleaning a concrete floor.

What does a concrete floor in the garage cost?

The price is determined by more than just the number of square metres. Consider the preparation, floor thickness, reinforcement, accessibility for mixer and pump, edges, joints and any protection. A small garage can have relatively higher fixed execution costs per square metre than a large, open floor area.

When submitting a request, provide the dimensions, plans and photos of the access. Also indicate whether it concerns new construction or renovation and which works have already been prepared. This way we avoid comparing an incomplete indicative price with a quote that includes the full execution.

Frequently Asked Questions

Is a concrete floor in the garage cold?

Comfort strongly depends on insulation, heating and the use of the space. Concrete feels different than, for example, wood. Discuss the entire construction if you also use the garage as a work or hobby space.

When can the car be placed on the new floor?

Follow the agreed commissioning period. This depends on strength development, temperature and loading. A dry-looking surface is not proof that the floor is ready for a vehicle.

Can I have my existing garage floor polished?

Polishing is done during the processing of fresh power-trowelled concrete. For an existing hard floor, cleaning, grinding, polishing or protecting may be considered, depending on the condition. That is a different procedure.
